AFFORDABILITY

Reduce the true cost of housing

How do we deliver housing that is both high-quality and affordable?

We believe the answer lies in a system, which marries:

  1. Design

  2. Robust material choice

  3. Smarter construction

  4. Low-cost renewable energy, and

  5. Low-cost finance

Sustainability and affordability are mutually reinforcing goals. Together, they can dramatically reduce the true cost of housing.

Energy efficiency

The lucky country:
solar all-electric homes

In Australia we have access to the cheapest home energy in the world, our rooftop solar. We are the sunburnt country, after all.

Over its lifetime rooftop solar costs about 3 cents per kWh, cheaper than any other source of home energy.

By embedding sustainability from the beginning we can save thousands each year.

The key elements are:

  • Electric-only, with high performance insulation, double-glazed windows, heat pump hot water, and wiring ready for electric cars

  • Passive solar design to harness the warmth of the sun in winter and shade from the summer sun.

  • Powered by 100% renewables using rooftop solar, supplemented by renewable Green Power from the grid.

Save over $3,000 per year on average by going all-electric today.

DESIGN

Density, done well

We bring our skills in architecture, urban design, engineering and technology to every detail, in every home.

We are not trend driven. Our spaces are enduring, even timeless, inspired by contemporary, unadorned, Japanese design.

Our architecture is restrained, deliberate, simple, and joyful - embracing of the natural imperfection of raw materials.

We aim to create a backdrop - ready to absorb the style and creativity of the resident.

Material choice

Timber is our hero

We use timber structure in preference to concrete and steel whenever we can. Not only is it beautiful, but it absorbs carbon from the atmosphere as it grows.

All our materials are non-toxic and contribute to improved air-quality in the home.

For every tonne of timber produced, carbon is removed from the atmosphere and embodied for the life of the wood.

Waste reduction

Waste not, want not

One-third of all landfill in Victoria comes from construction and demolition waste.

Building off-site presents a unique opportunity to improve material efficiency, as it is more precise than traditional methods. Each of our buildings are designed for partial off-site construction from the start. More design and coordination is needed upfront, yet the effort is worth it as:

  • Less material is used

  • Less material is wasted

  • Most off-cuts can be repurposed

  • Quality is higher

  • Times lines are shorter

  • Costs are more certain

We continue to introduce more off-site construction methods into each project we do.

Landscape & water

Water sensitive gardens

We embrace the landscape and water as foundational elements for each project.

Trees, gardens and courtyards provide tranquil places to rest, play and grow.

Rooftop rainwater is reused. Stormwater is slowed and absorbed by the trees - providing beauty, nutrients and shade - protecting our waterways.

We partner with Realm Studios, CRC for Water Sensitive Cities and Monash University to learn from the best in integrating natural systems.

Shared equity

Open Homeownership

Launching early 2025, a unique shared-equity model, backed by Government, to open homeownership to those locked out.

  • 40% reduction in mortgage size

  • 2% deposit

  • No stamp duty

We would love to hear from you as we continue to build it out.
